Ｒｏｂｉｎの蜘手です。
昨日は午後から打ち合わせが２本。
１件はオーナー様で木製フェンスやウッドデッキなどのご相談。
といっても、話題の中心はバイクのこと。
あ～来週、大型二輪の検定です。
なんだかんだと時間かかってますねえ。
夕方にはこの秋に契約予定のお客様と建築ではない話の打ち合わせ。
今日、仮契約でした。
今度は知多にＲｏｂｉｎの家が建ちますね、どうぞよろしくです。
今日は午前に１件、設計プレゼンと予算計画のプレゼン。
比較検討ということで、Ｒｏｂｉｎでのメリット、デメリットをご説明。
”契約行為”というのは”合意の形成を得る”ということ。
その”合意の形成”の結果が契約に至るとか、至らないとかという結果。
そうゆう意味で結果を楽しみに、ということです。
今、Ｒｏｂｉｎは設計に力を入れていますが、よくある流れは
１．計画、予算、概要の相談（蜘手がお聞きすることが多い）
２．設計ヒアリング（建築士が同席）
３．社内設計コンペ（２プランから６プラン）
この３の社内設計コンペが熱いことになっています。
社内、社外の建築士がそれぞれの個性を出すのです。
ちなみにこれは環境チェック。
近隣などの建築物のボリュームと風の道を確認。
道路高さや風景に合う外観などこれでチェックします。
真ん中付近に見える三角は鉄塔を表しています。
ちなみに設計ヒアリングから設計コンペまでは基本、２週間。
１／１００の模型や環境模型、パースなどを出します。
その後、概算予算、予算計画に入りますがそれも１週間後には出します。
結構早いと思うんですけどね。
で、これは仮契約の次の１／５０の模型。
擁壁や外構、隣の家とのボリュームとデザインチェック。
当たり前の話ですが、このままの家が建ちますから、模型でカッコ悪い家は建ってもカッコ悪い。
採光や通風などをチェック、イメージできますよね。
ちなみにこれがインターンの学生が作成しています。
ちなみに左側の家がＲｏｂｉｎオーナー様の家。
右は隣家。
その間にあるのは、電柱です、、、芸が細かい。
さて、今日の午後は新規のご相談で資金計画のお話を。
ここにきて、大人気のＲｏｂｉｎの巻！でした。
明日は病院で検査の後、三重県鈴鹿市の予定です。
